Visalia is really three plumbing markets in one

The historic core — downtown Main Street, the streets around the Fox Theater, Encina, Whitendale, the older blocks between Court and Mooney Boulevard. Housing here is largely 1920s–1960s. Expect galvanized supply lines, cast iron waste stacks, clay lateral sewer pipe, and — very common under the mature valley oaks around Mooney Grove Park — root intrusion at every joint of that clay pipe. A camera inspection is worth every dollar on these homes.

The postwar and mid-century belt — the neighborhoods east and south of downtown, Country Club Estates, the grid between Walnut and Caldwell. 1950s–1980s builds, mostly copper supply (some now with pinhole leaks from Cal Water's mineral load) and ABS or cast iron drains. Water heaters, slab leaks, and re-pipes are the common calls.

The newer subdivisions — Shannon Ranch, Yosemite Estates, the developments north of Riggin and out west past Akers. 1995 to present. PEX supply, ABS drains, PVC laterals — different failure modes: crimp-ring leaks, expansion tank issues on closed water systems, tankless heaters descaled or not descaled per the manual.

Water and soil the same as Tulare — mostly

Visalia is served by California Water Service, same utility as Tulare, and the water chemistry is similar: 250–450 ppm hardness that eats water heaters and scales up fixtures. Soils under the older core are the same expansive clay-adobe blend that cracks sewer laterals over freeze/thaw and wet/dry cycles.

One difference: parts of west Visalia sit on a historically higher water table, especially near the St. Johns and Kaweah river alignments. Slab leaks and crawlspace moisture behave differently there, and we check for it when the address is on that side.
